General Booking Conditions – Eden 44 Top 5

  1. The landlord provides the holiday apartment Eden 44 Top 5 for the booked period.

  2. The days of arrival and departure count as one rental day and are calculated as such. Unless otherwise agreed, arrival should be after 3 p.m. and departure by 10 a.m. If possible, earlier arrival requests before 3 p.m. will be taken into account! Just ask!

  3. The cancellation times are very flexible. Guests can book their stay up to 2 days before the arrival date free of charge. However, if the cancellation takes place later, 100% of the booking amount is due despite non-arrival. We therefore strongly recommend that you contact us in writing as soon as possible via E-Mail or via phone +43 6605850281

  4. In the case of an early booking, the guest will receive an email asking to pay a deposit so that the reservation is considered confirmed. The remaining amount must be peid no later than 2 days before arrival. For short-term bookings, the full amount must be received by bank transfer no later than 2 days before arrival. If the reservation is canceled in due time (see point 3), the booking amount or the deposit paid will of course be refunded 100%.

  5. The guest must treat the apartment and the inventory with care and is asked to report any damage immediately so that it can be repaired. The final cleaning, bed linen and towels are of course included in the prize.

  6. The landlord is not liable for burglary, theft or damage caused by force majeure. There is no special insurance for your property. This also applies to vehicles parked on the property. Use of the parking spaces is at your own risk.

  7. The apartment is non-smoking. In the interests of all guests, I therefore ask you to smoke on the terrace or balcony. 

  8. Pets are welcome with an additional cleaning charge of €10 per night. Please let us know when you plan to stay with your furry buddy.

  9. If you have any questions or requests during your stay, I am always at your disposal via Whatsapp and telephone. I'm very grateful for hints and suggestions for improvement :-) Let me know if you are missing something.

Data protection notice: Your data required for booking and billing will be processed and stored electronically. The data will not be passed on to third parties - with the exception of the registration data to the local tourism association.
